This is the most consistently available work in the country. Buildings always need cleaning, securing and maintaining, and the hours often fit around the rest of your life.

Cleaning, security and facilities covers commercial and office cleaning, hospital and school cleaning, specialist and industrial cleaning, static and mobile security guarding, event and crowd security, caretaking and grounds work, and building maintenance and facilities coordination.

It is the sector most likely to be able to offer you work quickly, in almost any town, and it is unusually flexible on hours. Early morning, evening and weekend shifts are the norm rather than the exception, which makes it workable alongside study, caring responsibilities or a second job.

It is also more skilled than people assume. Specialist cleaning, hospital and food environment cleaning, and building maintenance all involve real technical standards, and facilities coordination is a genuine management discipline.

Security in particular has a clear ladder, because the licensing requirement creates a floor. Once you hold a certificate of approval you are more employable and better paid than someone without one, and site supervision and control room roles open up from there.

How to get started

Cleaning roles generally need no prior experience and often start within days. Security is different and better for it: you need a certificate of approval to work as a security guard in New Zealand, and getting licensed immediately separates you from casual applicants and raises your pay. A full driver licence opens mobile patrol and multi site work. In facilities, a trades background or any building services knowledge moves you up quickly. The progression that most people miss is that supervisors and site managers in this sector are almost always promoted from the floor, so being the person who turns up, follows the process and can be trusted with keys and alarm codes is the whole strategy.

Where the work is

Work exists wherever there are buildings, which means everywhere. Auckland, Wellington and Christchurch have the largest commercial contracts and the most security work. Every region has schools, hospitals, council facilities and commercial premises needing cleaning and caretaking. Event security peaks around major events and the summer season in the main centres and in Queenstown, Rotorua and Taupo. Because contracts are often held by national providers, moving between towns within the same employer is more straightforward here than in many sectors.
